Condition of premises report
We provide a comprehensive report with accompanying photographs to establish the condition of a premises immediately prior to the commencement of any tenancy.
Digital accounting and reporting
We use accounting and reporting software which allows us to accurately monitor tenant payments and arrears. It also allows us to:
- Access electronic banking facilities for direct crediting to landlords and direct payment from tenants
- Provide accounting to owner on a monthly basis including a comprehensive rental statement detailing receipts and payments conducted through our trust account
- Provide remittance of funds received on behalf of property owners within two days of receipt of payment from tenant
- Deliver quarterly GST reports and annual income and expenditure statements.
Payment of property outgoings
We arrange payment of all outgoings associated with the property, as well as the recovery of outgoings from commercial tenants, where applicable.
We can arrange and maintain property-related insurance cover and attend to insurance claims as and when required.
We can attend to all maintenance requirements and liaise between tenants, landlords and tradesmen, to the satisfaction of all involved parties.
Our recommended tradespeople are all fully qualified, insured and committed to providing quality workmanship, reliable service and reasonable rates.
We can ensure compliance and attendance of all relevant building maintenance agreements, essential fire services and OH&S requirements.
If required, we can also arrange quotes for and coordinate major refurbishment works.

As such, inspections are carried out on a regular basis with full written reports and photographs provided to landlords. These reports indicate the manner in which the tenant is caring for your property and are also a means of assessing maintenance requirements.
