We are therefore able to offer a fully comprehensive property management service using our combined resources and experience in implementing an asset plan focussing on revenue enhancement.
We currently manage a diverse range of residential properties across a wide area of Melbourne with approximately 400 properties under management.

Rental Appraisals
- The assessment of the correct asking rental is not only necessary in achieving the highest possible rental return, but is also an essential factor in determining the quality of tenant.
- Our rental appraisal assessment process is therefore based on achieving the highest possible rental which will generate quality tenancy applications for our client’s consideration.
- Access to comprehensive rental history data base to provide comparable rental yield evidence
Tenant Selection
- Selection of tenants based on our stringent application process, which includes;
- Confirmation of current & previous employment
- Rental history & obtaining of references
- Access to National Tenancy Database
- All applications are submitted to landlords for final approval.
- We work not on the first application received, but on the first good application received.
- Experience counts in this process and our senior property managers each have in excess of 25 years experience in this field.
- The correct choice of tenant is probably one of the most important roles of your property manager in ensuring trouble free financial security.
Computerised Accounting & Reporting
- Enables us to accurately monitor tenant payments and arrears.
- Accesses electronic banking facilities for direct crediting to Landlords and direct payment from tenants.
- Provides detailed rental statements and comprehensive annual financial reports.
- Copies of all financial statements and reports are provided directly to your accountant so as to minimise bookkeeping and accounting fees.
Payment of Outgoings
- We arrange payment of all outgoings associated with the property, the details of which appear on rental statements and financial reports.
Insurance
- Arranging & maintaining insurance cover.
- Attendance to insurance claims as & when required.
Property Maintenance
- Attendance to all maintenance requirements and liaising between tenants, landlords and tradesmen to the satisfaction of all parties.
- Our recommended tradespeople are all fully qualified and insured and committed to providing quality workmanship, reliable service and reasonable rates of charging.
- We see efficiency in this area as paramount in ensuring a good Landlord & Tenant relationship.
- We are also able to arrange quotes for and co-ordinate major refurbishment works as and when required.
Property Inspections
- Part of the management process is making sure your property is well cared for and maintained in order to maximise the potential capital value of your property asset.
- Inspections are therefore carried out on a regular basis with full written reports provided to landlords. These reports indicate the manner in which the tenant is caring for your property and are also a means of assessing maintenance requirements.
Rent Reviews.
- Attendance to fixed incremental increases and market rental reviews when applicable.
- The manner in which rental reviews are conducted will have a significant impact on future financial cash flow as well as future potential capital value of your property asset. We are therefore very conscious of the importance of regular reviews.
Lease Renewals.
- Where possible Tenancy Agreements are kept current so as to minimize financial exposure.
Victorian & Civil Administrative Tribunal (VCAT)
- Attendance at the Residential Tenancies Tribunal on behalf of the landlord, should a dispute arise pertaining to the tenancy.
- Once again experience is a valuable asset in this process, if and when required.
Fees
- As a specialist manager we believe we can provide a superior service to most traditional estate agents who focus on sales rather than property management. Notwithstanding this our fees and charges are based on competitive market rates.
