Purchases & Appraisals
SCHEDULE OF SERVICES & FEES – RESIDENTIAL
1. To undertake appraisal of property and establish market value or rental value.
Includes:
- inspection of property and conference with client
- obtaining details of sales and or rentals achieved for properties of a comparable nature to subject property, where available.
- written report to client on appraised value of subject property.
2. To negotiate purchase of specified property on behalf of client.
Includes:
- Conference with client to establish specific instructions including authorised purchase price.
- Perusal of documentation pertinent to the subject property and comment on any inaccuracies, inconsistencies or exceptions.
- Assess likely rental and or investment suitability.
- Determine any existing tenancies and or lease agreements, where applicable.
- Arrange building, engineering, architectural and surveying reports where necessary and when requested.
- Liaising with client and advising client of state of negotiations.
- All negotiations required to finalise purchase of property including attendance to Public Auction, where applicable.
- Instructions to purchasers/clients solicitors.
3. To locate and thereafter purchase property on behalf of client.
Includes:
- Conference with client to establish parameters ie. - desired location, price range, type of property sought etc.
- providing client with range of suitable properties for their consideration.
- thereafter appraising market value and negotiating purchase in accordance with
- items 1 & 2 of this schedule.
4. Minimum Fee.
A minimum fee is payable should the client decide for whatever reason not to proceed with the purchase of the property sought or when the client is unsuccessful in the purchase of the property sought.
5. Additional costs & charges.
Fees & charges relating to building, engineering, architectural, surveying & pest inspections are additional and are payable to the service provider. Quotations for these services will be obtained on request.
6. Lending & finance.
We are also able to arrange finance on your behalf as the LDB group has an in house fully qualified finance broker assuring you of the most suitable & competitive finance product. This is a no obligation and no cost service available to all of our clients.

| Site Analysis | - Check property title details, easements and encumbrances. |
| Town Planning | - Check zoning issues and confirm building and occupancy compliance |
| Building | - Arrange building, engineering architectural and surveying reports where necessary and when requested and confirm essential services compliance (where applicable). |
| Tenancies | - Perusal of documentation relative to tenancies, including lease and license agreements |
| - Where appropriate investigate quality and viability of individual tenancies. | |
| - Assess market rentals and draw comparisons | |
| Financial Analysis | - Investigate and report on property tax allowances to include depreciation benefits and GST implications. |
| - Arrange Quantity Surveyor where necessary and when required. | |
| - Assess building outgoings and provide budget. | |
| Market Analysis | - Obtain and provide details of sales and or rental rates achieved for properties of a comparable nature to subject property, where available and assess investments suitability. |
| Documentation | - Perusal of documentation pertinent to subject property and comment on any inaccuracies, inconsistencies or exceptions. |
| - Arrange legal representation or instruct clients solicitors to peruse documentation and attend to conveyancing when required. | |
| Report | - Provide written report to client on appraised value of subject property. |
| Negotiations | - Confer with client to establish specific instructions including authorised purchase price. |
| - Submission of written and or verbal offers. | |
| - Attend to submission of expressions of interest or tender documentation. | |
| - Attend public auction where applicable. | |
The extent of the service provided will depend on the scope of the engagement.
