1. INTRODUCTION
The correct management of your property asset will enhance the value of that asset and minimize your financial exposure.
With that in mind our property management service is specifically designed to cater for the individual client’s needs and requirements working with the direct support of your accountant/financial advisor in ensuring cost effective financial management of that asset.
We are therefore able to offer a fully comprehensive property management service using our combined resources and experience in implementing an asset plan focussing on revenue enhancement.
We currently manage a diverse range of commercial property assets which include Retail, Office and Industrial properties in both municipal and regional areas of Victoria and interstate.
As part of the LDB group of companies we are also in the unique position of being able to draw from the resources of our accounting and financial planning Personnel.
2. SERVICES PROVIDED
2.1 Computerised Accounting & Reporting
- Enables us to accurately monitor tenant payments and arrears.
- Accesses electronic banking facilities for direct crediting to Landlords and direct payment from tenants.
- Provides detailed rental statements and comprehensive annual financial reports which include:
- Monthly Rental Statement detailing all transactions conducted through our Trust account
- Quarterly GST Reports
- Comprehensive financial year Income & Expenditure reports
Copies of all reports are provided to your accountant so as to minimize bookkeeping costs
2.2. Payment & Recovery of Building Outgoings
- Payment of all outgoings associated with the property, the details of which appear on rental statements and financial reports noted above.
- Recovery of outgoings expenses from tenants where appropriate, details of which will also appear on financial statements and reports
2.3. Insurance
- Arranging of building and public liability insurances and ensuring adequate cover.
2.4. Maintenance
- Attendance to all maintenance requirements and liaising between tenants, landlords and tradesmen to the satisfaction of all parties.
- Ensure compliance and attendance of all relevant building maintenance agreements & Essential Services requirements.
2.5. Rent Reviews.
- The manner in which rental reviews are conducted will have a significant impact on future financial cash flow as well as potential capital value of your property asset.
- We ensure that all fixed incremental increases, including CPI increases are applied as and when required and also attend to market rental review when applicable.
3. FEES.
Many factors must be taken into account when assessing the management fee and the fee proposed will be calculated after giving consideration to the services required in order to manage the property at the appropriate level and will be based on competitive market rates.
